About
A facility partner built on accountability.
Averra Facility Group is a new commercial cleaning and facility services company for Manhattan, New York City. We think building managers do not distrust cleaning because of the cleaning. They distrust the missing scope, the missing evidence and the missing person who answers.
What we believe
Three commitments we design the service around.
01
Scope before service
Most disputes with cleaning vendors begin with an unwritten scope. We write it first, with you, zone by zone, including what is not covered.
02
Evidence over assurances
Anyone can say the building is clean. We score it, log what falls short, and show you the correction, so you do not have to take our word for it.
03
One person who answers
Property managers should not have to chase a crew, a supervisor and a billing department. You get one accountable contact for all three.
Operating model
Management and accountability, with work you can hold to a standard.
We are a managed-service company: we run the contract, the quality program and the relationship.
What we require and check
- All work at a property follows a written scope and the procedures that apply to it, so what you expect and what is done are the same document
- Averra supervises the work through scored inspections against that scope, and tracks every finding as a corrective action until it is closed
- Averra keeps the documentation for a property, including the compliance and insurance documents your building asks for, and reviews it before work begins
- You have one named Averra contact for communication and escalation
- How service is arranged at your property is set out in writing before any agreement
Contracts and scope
We hold the agreement and maintain the written scope for each property.
Service delivery
We set the scope and the standards the work is done to, and supervise it through inspections. How service is arranged at your property is set out in writing before any agreement.
Inspections
We inspect the work against the scope, score it and track corrective actions to closure.
Communication
We handle updates, requests and escalations through one named contact.
Billing
We issue one consolidated invoice, so you are not reconciling several vendors.
How we manage cleaning quality
A written scope, checked on a schedule, corrected until closed.
Quality is not left to goodwill. Each step leaves something you can read.
01
Written scope
Zones, tasks, frequencies and exclusions are written for your property before service starts.
02
Inspections
The work is inspected against that scope, room by room, with notes.
03
Scorecards
A weighted scorecard, and a rule that a serious safety or security finding fails an inspection whatever the score.
04
Corrective actions
Every finding has an owner and a target, and is re-checked before it is closed.
05
Evidence
Visit records, inspection results and issue history are kept, and shown in a service report.
How we support multiple properties
One standard, adapted to each property, with one point of contact.
- A written scope for each property, built from the same standard so locations can be compared
- One named contact for scope, quality and communication across the portfolio
- Reports and inspections by property, so the strongest and weakest locations are easy to see
- A phased start is possible: begin with one property and add others
How a free review and the 30-day pilot work
How a free review works
A short request, a remote look, a written recommendation.
You send nine quick details. We review them remotely and, if we go ahead, ask for more by reply. A completed review can end in a short written recommendation with one of three outcomes: keep your provider, improve the scope or management, or consider a paid pilot.
How the 30-day pilot works
A paid, defined trial with five checkpoints and no automatic renewal.
An approved scope and price, scheduled dates, a baseline, a quality check at day 7, a review with you at day 14, a performance summary at day 28 and a conclusion at day 30.
Where we are today
Early-stage, and honest about it.
This site does not show client logos, testimonials, ratings or statistics, because we would rather earn them than invent them. What we can show today is how we work: our scopes, our standards and our inspection method.
