Commercial cleaning in Chelsea

Cleaning for Chelsea's offices, showrooms, galleries and street-level retail, from a written scope with a scored inspection and a monthly service report.

The neighbourhood

Commercial space in Chelsea

Chelsea, on the west side roughly between West 14th and West 30th Streets, has a varied commercial mix: creative and technology offices in converted industrial buildings, showrooms and galleries on the lower floors of larger buildings, fitness studios, retail along the avenues and newer buildings near the High Line. Ceiling heights, floor finishes and glass are often more varied than in a standard office tower.

That variety is the reason a generic cleaning checklist does not fit. A polished concrete or sealed wood floor needs different care from carpet tile, a gallery or showroom needs its displays left alone, and a loft office with exposed surfaces collects dust in different places. The scope should be written for the actual floor, finish by finish.

Scope

What a scope covers here

Chelsea requests tend to fall into four kinds of space. Each is scoped for its own floors, finishes and hours.

Loft and creative offices

  • Work areas, kitchens and shared meeting spaces, with floor finishes listed by area
  • Exposed ledges, pipes and beams dusted on a stated frequency, not whenever the crew has time
  • Restrooms and the entrance cleaned every visit

Showrooms and galleries

  • Floors, glass and visitor areas cleaned before the space opens
  • Displays, plinths and works left untouched unless the scope says otherwise
  • Access and alarm procedures agreed for early or late visits

Fitness studios

  • Studio floors, mirrors, reception and restrooms between classes or after closing
  • Locker and changing areas on their own frequency
  • Wet areas and drains named in the scope, with the checks that apply to them

Street-level retail

  • Entrance glass and floors finished before opening
  • Fitting rooms, counters and back-of-house on a set schedule
  • Waste, cardboard and recycling to the building's rules

Before the first visit

Questions to ask the building

Conversions and newer buildings have different rules. These questions shorten the first conversation in either.

  • What are the floor finishes in each area, and are there any sealants or coatings to be careful with?
  • When can crews enter, and how is after-hours entry arranged and logged?
  • Is there a service or freight elevator, and is it shared with deliveries?
  • Where is waste held, and how often is it collected?
  • What does the building require from a cleaning vendor before the first visit?
  • Which spaces are cleaned by the building and which by the tenant?

How the work is checked

A written checklist, a scored inspection and a report you can read.

Each visit follows a written checklist for the space. The work is then inspected against seven weighted categories, and a critical finding fails an inspection at any score. The result goes into a service report with the corrective actions, so a problem is a line on a page and not an argument.
